Hello everyone. I've now found out what was causing this bug and it is the more2megaton mod which changes the area arouund the pillars on which this house is built.
I think this is a nice idea for a home mod but i appear to be having a small problem in that when i unlock the metal gate the only thing behind it is the concrete pillar which means that i cannot climb any further upwards.
I would have mixed feelings about the location. One hand you can see a raider coming from miles away, but they can also see you from miles away. Fortunately given the AI sight limits this is not a issue, but if it was real life I would opt with a well concealed tunnel entrance to a underground hideaway with concealed escape routes. Nice mod though.
This is definitely one of the coolest homes I have seen so far - fantastic location (good thing my characters usually don't have companions), small but not cramped, lots of storage, no excessive clutter and no nonsense like a crapload of weapons/ammo inside.
But... why does it override vanilla frag grenades? I too was haunted by Raiders throwing red exclamation marks of doom at me until I figured it out. Thankfully, it can be fixed by installing fo3edit, expanding Bridge House.esp, right-clicking Weapon and selecting Remove.
Also, the two lockers in the front room cannot be interacted with for some reason. I have no idea why that is, as they seem no different from any other container in the room code-wise (and I don't know much about interior editing anyway). I was able to fix this by removing their references and adding two generic Vault lockers in their place.
I tried to download the edited version you had. Unfortunately I couldn't get it to work. I extracted the files and put the bridge house file into the fallout 3 data folder. Something I noticed though, was that the file extension was .ESP there are no other .esp files in that folder, they're all .ESM I wondered if this was the problem. I tried changing the file extension to .esm but it still doesn't work. I feel at a loss...

Unfortuantely I didn't get a chance to see the house. I had a problem with some missing textured. Frag gernades I believe it was. Nothing there but a red box with an exclamation point. Perhaps if you could fix this problem I'll be able to turn it back on. I know I am suppose to rate your Mod. I would prefer to do so after being able to see the house. The only other mods I have are female body mods and Roberts male body. So conflict couldn't possibly be the issue here.
This house is great but since installing it any frag grenades I find are replaced with a huge red block with an exclamation mark in the middle. Does anyone know how to fix this? I don't want to give up this awesome house but the grenade issue is really annoying
Also, two other minor problems. I cant open the lockers and if I select 'turn all my nuka colas into ice cold nuka cola' it just deletes all the colas, it cant seem to make any more ice cold ones beyond the few it started with.
