The only problem that I have with this idea is that I went to sleep in one of the beds and when I woke up there were a bunch of raiders already attacking me. I guess that's a game problem and has nothing to do with this mod???

This modification exclusively provides sleep places and seatses. Other values weren't changed (NPCs, packages, spawns etc.).

There probably are safe sleep places in this game only at few places. Of course other mods can influence the spawn rate of opponents in addition.

Good idea when using Primary Needs or similar mods. When checking it in FO3Edit, it has lots of IDM records and also several deleted navmeshes. I know that the latter is quite bad in Skyrim as it can lead to instability.

Thanks for the suggestion to error checking and correction with fo3edit, I'm a modding beginner.
I've checked the file and uploaded a new version.

You're welcome - seems like a mod I'd like to use. It still has those 5 deleted navmeshes that can't be undeleted. I'm not an expert on this to say the least, but I know from using Skyrim mods that those can cause issues. Perhaps Arthmoor's guide might be helpful - it should be much the same for F3 and FO3Edit I reckon:

    A good idea.

Given all the people wandering the Wastes, seems like there should be more places to rest up.
