This mod was built with GOTY edition, however I believes the mod will work without DLC.

Installation : Unzip the file, and drop the data folder into your Fallout3 directory.

Location : It is near Big Town. You can use the Fast Travel. (Of course you can also go there on foot.)

Single bed x2, No respawn container x5
Work Bench, Lab Set, Infirm Set, Water Fountain (No RAD)
