There are so many mistakes, it so sloppy, everything is at random location, you gave us a spell tome that doesn't work, the description doesn't explain properly, the navmesh doesn't work properly neither. Did you take your time at all it seems you spent most your time only on scripting not design? Could be five times better without these mistakes!
i connected some of the premaid fortresses by Bethesda. it's not supposed to be neat. maybe "ruin" would help, idk. i apologize if you don't like it. as for the other mistakes, i haven't had either problem, so i cant help you there.
