On the subject of any potential update to fix the item issues and lag they cause, I'm sorry to say it is simply not coming. Unfortunately, it seems Oblivion places Static clutter and Movable Static clutter into the same category, meaning that if a static has a Havok-enabled mesh it will still be havoked in-game whereas newer games would treat a static item with a havoked mesh as an ordinary immovable static. Thus, in order to make all the house's clutter static, I would have to edit each and every mesh used to disable havok, which for a game I no longer play is not worth my time. If any of you play NV and are interested, you can check out my house mods for that. I may update it to fix the unnerving presence of hands in the closet's clothes, but other than that don't expect anything more of this mod.
While I'm admittedly not much of an Oblivion mod expert, I found this home to be quite charming, I love the location, it's perfectly situated to capture some truly amazing views of the Imperial city and the mountains of Cyrodiil, and I just really like how cozy the home feels. It's a bit cramped obviously, but I love that sort of close-quartered cozy feel this house exudes, and all of the detail and tiny touches added here and there are a really nice addition. Really very atmospheric, and with lots of convenience items for easy living, though the house still sort of maintains a bit of rugged charm about it.
In any event, I really enjoyed checking out this mod, and it definitely deserves an endorsement in my books.
Very nice mod overall. Unfortunately there are two outstanding issues that I can see: 1) Balance. All this amber armor just lying around? 2) Performance. All these loose physics objects lag my (admittedly rather dated) machine to death, while other mods like Hoarfrost Castle work fine.

Though it's been a while since I've gone near oblivion at all, let alone this, judging by the pictures, all the gear I left as actual items are a matrix, some blades gear, and an amber mace. Feel free to chuck the matrix and mace off the bridge if you'd like, as they really weren't meant to be god items for you to take anyways. I meant them as mere decor, and as this is my first full-scale mod of any sort, I only went about creating static counterparts for the most powerful weapons and armor, such as the imperial dragon set. I may delve back into the CK at one point to add more statics to replace the physics objects. EDIT: If you were referring to the armor stands in the dining area being unbalanced, they are the same stands used in the Missing Pauldron and Cutter's shop (forget the name as I always personally stuck to Bliss and Mania for the most part) and thus cannot be looted.
with Nifscope you can remove the hand parts on the meshes I think; just extract the bsa (with bsa extractor) copy and paste the mesh into your own folder and and remove the hands in nifscope (if possible)
Perhaps I shall if I run into a similar problem in Skyrim. However, I probably won't do so for this, as I simply made this for practice and that would be a little bit overkill for a mod with such a purpose.
The file uploader is being incompetent. I'm taking down the file for now, as it's corrupted. Edit: Using IE resolved the corruption issue. IE seems to be the only browser that works reliably with the Nexus since the latest update, whether it be an issue with images or downloading...
