The Anvil Outpost of Sunset Keep is for sale! Recently ransacked by goblins it has turned into a low priority structure and the Countess has decided to sell it. Located North along the coast, JUST outside of the standard boundaries (thus the requirement for Border Removal mod). Stephan Greenswich is in charge of the sale itself and can get you pointed in the right direction to purchase your furnishings.
Stephan is located in the Keep's Courtyard. If you would like a waypoint, there is a posting about the Sale of the Keep in Anvil, posted just outside the Count's Arms. Reading this will point you to the keep and Stephan Greenswich.
This Keep is expensive, and so are the upgrades. More expensive than any Vanilla Oblivion House by a long shot. I figured it only made sense, if you want a giant keep you have to work for it. Though if i do get a lot of complaints about it, i will lower the cost, i just thought it would be more realistic to be very expensive and hard to achieve.
The Keep Deed price is 200,000 Septims currently
The Upgrades range from approx 2500 to 80,000
Some of the Upgrades include:
Beach Stone Platform & Fire pit
Stable
Treasury - Brings in a small percentage of the Anvil Taxes collected. (Very expensive with small returns, so it takes a while to pay for itself)
Garrison Order - Become an Official Outpost of Anvil and house a Garrison of Soldiers!
For those of you who add content to discover later on and like to stumble apon things. There is a posting in Anvil about the sale as well so you don't have to run all the way out to the keep to find out about it... but there is a nice trail leading to it just up the road north of Anvil.
I started this house mod project when i picked up the CM Companions Compilation and found there is hardly anywhere with enough beds to let them get a good nights rest without using your bed! Then i thought, what better place than a giant Keep!? After that i ended up here... submitting my first mod ever between MW or oblivion that i felt was good enough to submit. Hope it turns out well.

I don't recommend using this mod without Shivering Isles and the newest Patch... There are too many things that might cause little things here and there... give it a whirl if you'd like to try your luck though.
