To install, download this and Custom Furniture. Right click them in your file explorer and select 'extract all'. drag the extracted files into your mods folder. That's it!
To get the painting in-game, either buy it from Robin for 100g, or find it in the furniture catalogue. It won't appear in the CJB Item Spawner
