Home sweet home adds bonuses to staying at a home you own
By default, being at home increases carrying capacity by 3000 and increasing the recovery rate of Health, Magic, and Stamina by 20%.
You can also gain additional benefits by discovering one of three added books, added to the level list.
The Alchemic Eye- Potions are 12% more powerful
Home Honed Hammer- Weapons and Armor can be improved 12% better
Invisible Threads- Increases enchanting skill by 12
I'll go into 'why' more in the spoiler tag but from how this works it might not work with most house mods.

Basically, this mod detects if the player is in a cell with 'LocTypePlayer'.
By default this encompasses all vanilla player houses but most modded houses might not have the Location Type so bonuses might not activate in these houses.
If this mod gets popular for some reason, I might consider making some patches but I don't know atm
