Blackfall Estate is a seemingly ordinary medium sized house located just outside Riften. However, down its hidden basement lies everything an adventurer might need. Provided they wish to do it in secret.

It doesn't matter if you wish to have a calm family life, live the life of a thieving smuggler or sneaky assassin, or just a warrior who wishes to keep their axe collection hidden from nosy neighbors. Blackfall Estate will provide you with a cozy home that fits many play-styles.

To start the quest that will allow you to unlock the house, read the note found in the outdoor barbecue area. 

The house features all that you would expect from a traditional home, including a large dinner area and kitchen. A bedroom large enough for you and a spouse, a personal study, and an enchanting and alchemy area. Down the hidden staircase you will find a secured armory and treasury with usable mannequins and plenty of storage, a large crafting area complete with a smelter, and a hidden entrance into Riften. The outside includes a barbecue area, two gardens with plantable soil, two chickens, and a stable just outside the gate.

The house comes with a ledger that allows you to customize parts of the house. Including options for three different type of decors for the secret basement: Generic, Thieves Guild, and Dark Brotherhood. From there you can also buy two house extensions: A children’s bedroom and a vampire coffin located in the basement.



The house is located east of the Riften city wall.
There is also a hidden trapdoor next to the wall from inside the city; close to the Thieves Guild hidden entrance that leads into the house.



Hearthfire multiple adoptions by TMPhoenix is required for having your spouse and children move in to the estate.
