-First build of the patch, should work nonetheless.

- Rebuild the mod from scratch to deal with some nasty dirty edits.
-renamed the .esp file for continuity and easier identification.
-less edits result in a smaller file size.
-dirty edits were avoided during the remake which results in a better compatibility and better performance.
-the structure of the mod was cleaned .
-some clutter in front of the ladder was removed (correctly disabled or moved out of the way).
-a time switch script was added to the ladder and the well which locks them during day time for better immersion.
-the two keys in Riften were replaced by another key hidden in the ragged flagon.
-the spell was reworked and moved to the class of conjuring
-an OSC patch was created but it hasn't reached its final stage (I think)
