You should totally make this a faction controlled lighthouse. Imperials, Stormcloaks, Dawnguard, Vampires, Etc... Not sure how good you are at the CK yet but it shouldn't be too hard changing the guard looks at least n maybe add a banner or two.
This currently has become part of a Lighthouses of Skyrim mod I am doing which puts more lighthouses along the coast. With an organisation to maintain them. This mod is however on hold as my Shumer mod has priority. I will finish at some point because all the structures and interiors are done so would bea shame to waste it.
I like this Lighthouse a lot more than the Windhelm Lighthouse but there are a small number of things wrong with the meshes and textures. I know this is all packed in a BSA so there's no way I could mess up the installation. Here's the list of errors with pictures:
1. Part of the roof texture is missing.Here 2. Inside the small hut are two boxes floating. Here 3. Shelf is missing textures. Here 4. One box inside the lighthouse is floating. Here 5. Another box floating inside the lighthouse. Here
I really like this lighthouse but I'm going to have to leave it uninstalled for now because the longer I leave it in my game the longer these bugs will bother me.
I shall repair the damage and upload a new version - looks like the mesh on which the boxes sit is missing and a texture.
Edit: Fixed meshes not sure why you are not getting the roof and shelf textures extracted, they are there, uploaded them as loose files for you to try.

This is a severely under utilized mod! I hope there's a way to get it some more exposure since it is a perfect complement to a base of operations.
It only makes sense that Windhelm would have some type of perimeter/early warning system against invading forces from the sea. I mean it's like all of Solitude can see the sea so they're good on their end.
For ultimate immersion maybe just do two small things: 1. adding a guard owned horse. That way if they did see trouble, one of the guards could high tail it back to warn the city 2. cycle out the guards with replacements from the city on a reasonable schedule. You know, so they can visit family, spend the hoards of septims they earn standing vigil, etc.
This mod will certainly have a permanent addition in my load order and recommended to everyone really if just to make Skyrim a bit more realistic.
Thank you. I have currently sitting on my hardrive an unfinished Lighthouses of Skyrim mod with 7 more lighthouses of various sizes scatterd along the coast and a guild that looks after them. All the structural stuff is done it just awaits NPC's and a few quests; but I have other mods to finish at the moment, but I will return to it at some point. When I get back to it I can certainly add a little stable and a guard patrolling on a horse.
Brilliant idea! This would fill a pretty vacant void regarding the coastline. I really like the idea of a guild too. I see a lot of potential in such a concept. Tracking.
Could use a single room for the player to serve as a shelter and rest stop when using, say, Frostfall. And since being on guard at the lighthouse can often be a bit cold and boring assignment for some, the guards would enliven things and earn on the side by trading items with travelers and hunters what they find around their post, so a single trader/scavenger among the personnel should be okay -- good for acquiring potions and consumables in an otherwise lonesome place.
Looks good! I like that it's not just the lighthouse keeper, and this goes great with your new tavern in "Pirates of the North". I agree with sa547, some player-friendly shelter would be great when you're using Frostfall. It's cold up there
