Adds a new large (biggest in Skingrad maybe?) upper-class house to Skingrad, for the player to live in.

Location
The house is found built through the town wall next door to the Skingrad Mages Guild, behind the statue, which has been given a bit of a makeover.
The house can also be accessed through he back garden from the road that goes around Skingrad. See Map (House not shown on Map)

Exterior
Front- Main entrance to house, built into the wall next to the mages guild in Skingrad.
Back- Rear entrance to the house, with a small garden with a vegetable patch, seating area and water feature. The water features grates will teleport you to the Kinghts of the Nine HQ, Deepscorn Hollow and Frostcrag Manor (if you don't have these plug-ins you will just end up in empty wilderness.)
Cottage (new to v3.0)- Also adds a cottage a few metres up the road past the garden, this is where the guards and maid live if you hire them (see buying the house below).


Interior
The inside of the house is split into 5 main areas they are;

Front Downstairs- Mainly a display area with a seating area.
Front Upstairs- Bedroom area for the player
Back Downstairs- Dining area, Display area and Alchemy Area with lots of shelves and a buyable alchemy station (see buying the house below)
Back Upstairs- Office
Cellar- Mainly empty but a enchantment station can be bought (see buying the house below)

Other Changes
I have also changed some of the services in Skingrad making them more useful
Gunder:Colovian Traders- Increased gold, Trains mercantile.
Agnete the Pickled:Hammer and Tongs- Increased gold, Trains armourer, Recharges magical items.
Falanu Hlaalu- All Things Alchemical- Increased gold, Trains Alchemy

-There is also a new trader called Ullr who can found in the Two Sisters Lodge on a Saturday and Sunday (Lundas and Sundas), and trades random rarer items. He also sells you the house and add-ons (see buying the house below).
-I've also added a new book which has useful recipes for potions, found randomly at bookshops and always for sale All Thing Alchemical

Buying the House
To buy the house you must travel to outside the front of the house (can fast travel to mapmarker).
On the floor in front of the door you will find a not, reading this note will will add a quest for you to buy the house from Ullr in the Two Sisters lodge. He is only there on a Saturday and Sunday (Lundas & Sundas).
Ask him about the house and he will offer it to you for 15,000. If you don't want to buy the house you can 'borrow' the money from a chest next to a column downstairs in the Two Sisters Lodge
When you agree to buy the house he will give you a key which unlocks all the doors.
To buy the add-ons (below) ask him again about Dargniks House and the add-ons become available[/ol]
Add-ons (new to v.3.0
A maid who visits the house during the day and sells you food and drink (doesn't buy)
A set of guards who stand out side the house (not useful, just aesthetic)
An enchantment station in the cellar
An alchemy set in the alchemical area, appears as a large copper bowl, click on it loads the alchemy screen with all the equipment loaded. Very useful

To buy the add-ons, you must have bought the house and talked to Ullr again about buying the house. They are then bought as letters from Ullr (similar to add-ons for the houses which come with the game). These letters must be dropped and then picked back up this will enable the add-ons.

-Installing-
v1.0-v2.0 Place the downloaded file into your Oblivion/Data folder and activate it when you start Oblivion.
Make a back up first just in case and if it all goes wrong don't blame me because you installed it by your choice!
v.3.0 Unzip the file, and place the manor.esp file into your Oblivion/Data folder and activate it when you start Oblivion.

-Bugs-
The guards and maid don't work to the right routine when first bought, but do settle to it after a few days have passed-not a major bug and doesn't affect anything so will not fix it.
The back garden's path is covered in the 3D grass, does not affect people with grass turned off, but doesn't look good to those with it turned on-trying to fix but not quite sure how, ideas anyone?

Made it so Colovian Traders now sells all upper class decorative items (e.g forks, bowls, goblets)
Might have made it so the horse and people don't keep turning up in house/garden.

None known, although if another mod modify the area or traders that have been modified it may not work properly.

Useful for positioning items and locking them in place (esp books)

The Imperial Furniture Store
Useful mod that lets you buy furniture and place it manually in your house, although some of the larger pieces can be hard to place in this house as it is pre-furnished.
