I got this problem after to have installed the mod Tiber Septim Hotel renovated. And after deleting the mod, the problem is still there.

  I discovered that the fault is with my saved game. I tried the same scenario with another from the same race and all is ok. As I want to keep this save for many reasons, I discovered that if I go to testinghall before going out of the Hotel, the face stays normal.

Ok, I can comfirm now, the problem is when I quit the Tiber Septim Hotel. It's good when I quit buit when I take a save and return in game the face returns black.

Looks like face texture file is missing. If you have the install files for the race of your character, just copy the textures to Oblivion.

  I did it, but as soon she crosses a door the black texture comes back.

  Have you tried going back to a previous save game? Sometimes the save files get corrupted.

  Yes I also did and nothing changes. Same with old saves from games done before I saw it first.

  I assume you've checked your load order. Make sure nothing got switched around after you deleted the mod? Does it still happen if you leave the area or go out of the city?

  Also, try copying the esp file for your character race from the install file into oblivion.
