According to Marcus' dialogue the towns export is Big Horns, easy to restock and tons of meat and hides to sell.. but there's no signs of their operations.
I split the huge lodge into 2 just removing the covered hallway. With the extra space I added tanning racks and makeshift hide processing stations to show the mutants are keeping busy instead of just wandering around. In the empty parking lot I set up some centuar vendors selling Jacobstown wares [meat, junk, leather armor]. I also added a metal gate at the back end of the log fence because I'm tired of having to go all the way around.
This mod only edits Jacobstown exterior and some trees.

- No interior cell edits. Lodge is messy enough
The other part of the lodge isn't accessible, never was in vanilla and I don't plan on adding an interior atm.

No Lake water bug: Easy FNVedit fix or Quick esp DL
Some esps will reset the water height of Jacobstown and since you can't move my esm below an esp you have 2 solutions
FNVedit:
0. Open FNVedit load your load order and. Right click "apply filter to show conflicts" after applied go to my mod check worldspace cells [-26,23] and [-27,23] [check Screenshots provided]
1. You can compare and see my edit being overwritten by an esp in this case StripLightsRegionFix.esp, The last esp in my Load Order to reset it. screenshot 1/3.
2. All you have to do is copy over the edits pictured in the screenshot 2/3. Right Click edit "select yes I know what I am doing" and paste.
3. Should look like screenshot 3/3 with the FOUR edits carried over in green and no longer conflicting with my mod. save the changes to the .esp and the water will appear. Remember do it to both cells.
Pros no extra patch needed. You patched a conflict :D! Cons You have to open up FNVedit and read.
I was using an outdated Strip Lights Region Fix. latest sets the water height to 11850 but the water is radioactive. mine isn't.
