Natick Banks Settlement is a 9 cell settlement with an arena in the center. The arena cell can also be used as part of your settlement if you wish to not use the spawn buttons included as constructable objects.
Important: You must have your cell borders turned off in order to have full functionality of this mod.

Natick Banks Settlement is a 9 cell settlement with an arena in the center. The arena cell can also be used as part of your settlement if you wish to not use the spawn buttons included as constructible objects.
The settlement comes partially built, but everything can be scrapped and rebuild how you choose. If you want to scrap everything (you can use the tild "`" key and type "scrapall" without the quotes,) you can do it that way too.
There is also a small interior you can use as a workshop; objects can be scrapped and built here as well, but settlers cannot be sent here.
4 transfer settlement blueprints are available as separate downloads if you want to rebuild the settlement to the original specs, or use the v2.0 for a larger settlement; the choice is yours.
The settlement is full-functioning; i.e., you can send settlers there, etc.
There are LOD files included, as I flattened a fair amount of hills within a couple cells, and you would get the LOD mesh showing through if I didn't include them. The cells used were "wilderness" cells, so no quests have been broken. All pre-vis and pre-combines have been rebuilt for better framerates. As long as you don't have any cell edits within approximately 5 cells of the settlement's cells, you should not get any bad visual effects or broken pre-combines/pre-vis.
I have tested this mod for a couple of weeks now, with no problems or crashes. All navmesh for the 9 cells have been redone, but I have dropped the original navmesh below the land mesh, so it is "clean" as far as FO4Edit goes;
the plugin has been cleaned with FO4Edit, in other words.
This settlement has it's own scripted workshop menu so you can place the spawn buttons wherever you want to, as well as building anything you wish in the arena cell (traps, etc.) 
Important: You must have your cell borders turned off in order to have full functionality of this mod.
Important: When uninstalling this mod, make sure to create the "pill" at the chemistry workbench, which uninstalls the menu. Then make a save, exit the game and uninstall the plugin, and you should be good to go.
