To expand the build area you will need NMCSU Settlement Blueprint - Graygarden by Septpas. Go to files, then scroll down to miscellaneous files and D/L "All Settlements Building Area Expanded" found here - https://www.nexusmods.com/fallout4/mods/42009?tab=files
This file will allow your building area outside of the boundaries of all vanilla settlements. It has zero conflict with other mods and is well worth it.
I use an ENB so if you don't please feel free to delete any light orbs to fit to your liking and add/remove what ever you wish.
For the Nuka Cola booths, you will need the Creation club Nuka Cola Collector. If not using, feel free to replace them with the Vanilla booths. Also used the CC Decoration Pack.
