This simple mod removes the enemies and makes Revere Beach into a settlement. This location is great, but is probably the most disappointing place I've modded into a settlement due to what objects Bethesda included into the previsibines. As of this version they are untouched and fully intact. The green border is 90% accurate with the actual build area extending further into the water.
Workshop is the large red tool chest in the shack in the middle of the beach.
