This mod adds a full function workshop and map marker near the Electrical hobbyists building down by the riverside. The map marker is labeled "Homestead" and can be traveled to immediately. There is NO requirement to clear the area simply walk up to the workshop and use it.

I've added a build edge to the settlement now and it fits pretty close to the actual build area, along the water front and the two sides leading from the water front the edge marker is pretty close but NOTE the back edge (towards the roadway) isn't even close. So watch for the "Out of build area" warning when working the back area. The two wrecked cars are a pretty good indication that you are at or near the back edge.

The settlement shows on your map immediately upon starting a new game. So you can travel there and set yourself up a camp or whatever to use as a base of operations if you don't care to plod through the normal routine.

The Workshop is found right where the map marker and fast travel landing point is located. I moved it back from the rivers edge a bit for reasons I won't bore you with here.

NOTE:
One odd item that I've noticed is that sometimes the edge marker is visible before you use the workshop for the first time. After you open and close the workshop once the border acts normally.
