Not one, nor two, but three brand new player settlements next to vanilla Castle in game. Tested and found working!

Stay At Home Gift Bundle 1: New Castle Area Settlements
This release contains 3 external settlements at Castle Area in South Boston location in the Fallout 4 game. They are a vanilla player settlement sites, meaning there is no need for other MOD's or any of the DLC's. There should be no mismatch with other MOD's, apart from those that also affect the same areas of course, e.g. MOD's making Castle build area larger.
I also highly recommend using some of the wonderful building MOD's, like Homemaker e.g. as I use it myself all the time!

NOTICE: Any other MOD that enlarges Castle Build Area will most likely conflict with at least Store and Lake settlements, maybe even Church settlement also, depending on how much the Castle area is made bigger. Check the picture that shows the building areas please!

NOTICE 2: I highly recommend using this Load Order --> Chruch first, then the other two!

New Castle Area Settlement
Ivan's Store Settlement, (IvansDinerSettlement.esp),
Front of Castle itself lies Ivan's Store, which is now brand new player settlement.
Castle Lake Settlement, (LakeCastle.esp),
Castle's lake area and parking lot are new player settlement also.
South Boston Old Church Settlement, (SouthBostonChurchAndSettlement.esp),
Miraculously the old church at South Boston survived the bombs although ground itself shows severe damage. Walls make this place a true safe haven as a settlement!
This is NOT a game save nor a settlement blueprint!
Installing these mods couldn't be any simpler: just copy the *.esp files from where you unzipped them into your Fallout4/Data -folder or use MOD Manager if you have one!
These MODs are totally vanilla, so only Fallout 4 is needed. As of now, these MOD's work fine on my PC, but I have not tested them on other PC's. This means that you might find bugs. Please inform me of those, and I'll do my best to fix them!
NOTICE: I hate making borders, so these External Settlements don't have them. If this is a deal breaker for you, then maybe you want to make those borders? However one picture shows quite well the respective build areas of these settlements.
Cautionary Mention: Apart from Church Settlement, which has lot prebuilt stuff, most of the builds seen in pictures are only examples, they do not exists in MOD's!
ps. I just mention something you all already know: There is no MUST to install all 3 settlements. You can install any number from 0-3 of them.
