This is a Transfer Settlements blueprint for my player home in Sanctuary. This is not a standalone mod, and will require a little work to get going. Be sure to read up on how Transfer Settlements works before starting.

This only affects the yellow home in front of the Sole Survivor's house in Sanctuary, the rest of the settlement is left untouched. Primarily intended for a solo/non-minutemen playthrough, but you're free to do with the settlement as you please!

Getting Everything Ready
Please note that if you have other blueprints saved for Transfer Settlements, you may have to download manually and rename/place the .json file elsewhere to ensure it doesn't overwrite your saved blueprints.

I highly recommend using this with a new game, for several reasons. One, you might already have Sanctuary built up with your own stuff, and secondly, my blueprint requires a small number of items that are in the Sanctuary house by default.

Before you import, you'll want to start by scrapping a few things that will either clip/or be covered by new workshop pieces. Won't crash your game if you don't, but it's highly recommended. Around the house are several "NPC sit, NPC stand and hammer, etc" invisible markers that you'll want to scrap. There's a couple in the garage, in the living room/house, in the front, back, and right side of the house.

In the backyard, you'll want to scrap all the picket fence, and pretty much everything within that picket fence area. Gourd/melons, patch of grass, shrubs, etc. On the left side of the house, you'll want to scrap the row of tires, armor workbench, debris, etc. On the front, you'll scrap the bush, vines, toilet, and other junk. Basically you'll want a neat and clean base up until you reach the sidewalk. You don't need to scrap the patches of grass along the edge of the sidewalk.

Be mindful of other things to scrap in the house as well: pieces of paper, furniture, etc. Scrap everything except for the radiator in the living room, the metal counter/storage thing above the counter in the bedroom.

Start Your Import!
Pull up your Transfer Settlements holotape, follow onscreen instructions and start your import! If your computer isn't super jacked, looking up at the sky or away from stuff will help the import be a little faster, and more stable. Once the import is finished, DO NOT start modifying anything - fast travel somewhere far across the map a few times, wait a few days, then come back and everything should be good to go!

Please note: You will have to move the settlement workbench to where I had placed it, as the import does not register that for some reason. Check the screenshots for what I mean. You'll have to take the radio, noodle bowl, and coffee mug from their floating spot, move the bench in, and move those items back on. If you want, I guess, or just scrap em.



Performance
As there is quite a bit of clutter, and the Fallout 4 settlement engine doesn't really use occlusion culling when objects are behind other objects you've already placed yourself, expect some frame drops. To give you an idea on how this might run on your system before you give it a try, I get around 50 frames looking at the entire house straight on, and back at a full 60 when in the house, or walking around the settlement with the rest of Sanctuary untouched and in a vanilla state with the following main specs:

Of course, you can always use a scrapping mod (I fancy Scrap Everything, and highly recommend it) to get rid of weeds and dirt and all that other junk around Sanctuary to help out your FPS. You may want a scrapping mod anyway to get all the junk out of the house I'm using for this blueprint, as there will be stuff clipping like paper piles, debris, NPC animation markers, etc. You can also scrap stuff from my blueprint that you don't like - go wild and make it your own!
