About this mod

This mod adds a brand new, fully working settlement called Black Rock Bank right between Croup Manor and the Nahant Chapel. It encompasses two abandoned properties and has a private beach.

Permissions and credits
Black Rock Bank is a brand new Settlement located next door to Croup Manor. It has two houses and lots of land, and a small private beach with a dock.It has been tested in all aspects and performs as intended.

Sending settlers, companions and setting up supply lines all work. Settlers do show up after building a beacon. The settlement stats do appear in the pip-boy as well. 

There is a visible build border, although it hovers over the water in the back, its exact on the size of the settlement.

Some of the uploaded pictures are before scrapping, and some are after. Its not hard to tell which is which. Its just hard to put them all in order from a phone. Green trees do not scrap, with scrap everything. The houses will scrap if you disable the game from using precombines. But that may cause fps issues elsewhere in the world.

I have somewhat rebuilt the smaller house (it wasn't in to bad of shape) I also built an entirely new house with a custom layout and attic. You won't have seen one exactly like it before. Both have been fully navmeshed with no deleted record or errors.

When you first get there it will notice the area is pretty heavily wooded. You can either Scrap the dead tree of leave them where the stand, the choice is yours. I tested with Scrap Everything and they were able to be scrapped. All of the other Scrap and junk has been removed to save you some time.

The precombined meshes and visibility have been regenerated So this mod won't play nice with others that change the surrounding area. I always regenerate the entire loaded area in the creation kit, because it seems to be the easiest way to avoid problem areas.

The closer to the bottom of your load the better. Not last though. if you use scrap everything, that should be last. And probably a few others too.

I have tested this mod with a 99% save game that never had mods installed. Worked perfectly and as intended. But I do not test my custom settlements with any mods that change or remove any vanilla meshes, or any mods that change surrounding area of where my settlements are located. As they are almost certain to cause issues with the new precombines and visibility. If you have problems with preculling, there is definitely something changing or disabling the new ones I made. 

Also I read somewhere that cracked and pirated version of the game do not read Bethesda archives so well, so I packed everything in an archive. But if you have a legit paid for steam copy of this game you shouldn't have a problem.

If you have a cracked version of this game, please don't ask for troubleshooting help. You will receive none from me. My suggestion would be to go buy the game, its not expensive.
