This is my first take on a vanilla (no mod just DLC's) settlement.
I used Spring Cleaning to clean up around the settlement and get rid of the 'junk' so please keep that in mind when importing [the mod is not necessary just made the settlement look better imo].
There is always room to improve this settlement and maybe uploaded again in the future.
*Elevator to the side of the second building on the right will take you to the second level.
* Reminder: Gray Garden has robots! Their max happiness is 50%so incorporating settlers into this settlement means that their happiness will be averaged out (won’t reach 100%).[]

Water: 48
Power: 200
Defense: 618+
Beds: 19

What you will need:
Features:
· Created completely with vanilla/DLC assets - no mods required!
· Workshop area with all crafting stations
· Turrets! Turrets galore! (I don’t like having to run across the ‘Wealth)
Installation:
Download and place the .json file in your fallout 4datafolder (Fallout 4 >Data> F4SE>Plugins>TransferSettlements>blueprints)
Create a new empty folder and place the file in thenewlycreated folder.
Known Issues:
Elevator does not always appear correctly (buttons missing or no power)

- if elevator does not have buttons - store in workshop then replace in the same spot.
- if there's no power - just connect the power connectors.
- Reconnect the large power pylon to the connects on the white fence then reconnect conduit and conduit junction on the ground and it should power back up
