Situated in the marsh area West of Sanctuary is a beautiful area to build a waterfront settlement...and so here it is! Fully functional inc scrapping, sim settlements and so on.

Fully functioning settlement with Sim Settlements OK, supply lines, map data, the works...
PLUS there are two more settlements thrown in for good measure:
- Ruined House, just west of Wicked Shipping Lockup, and
- Spy Pond Lookout, a bit further south from Ruined House,; this has a waterfront, steep hills for vertical building, the works!
LOAD ORDER: if you're using SCRAP EVERYTHING or some similar scrap mod, place this plugin BELOW them in the load order. I know, I know. But believe me, it works better this way. All the crap in the build area is assigned for scrapping so you DON'T NEED A SCRAPPING MOD for these settlements. If you're using SE or similar, it/they will interfere with the listing of these non-vanilla locations which quickly becomes a real bummer. I cannot solve this; it's an issue with SE. Please check this out; these settlements work great if placed AFTER scrapping mods.
BUILD AREAS: All 3 settlements have huge and high build areas. The Sanctuary Everglades settlement has an L shaped area for building, so I had to use a combination of borders for that. This will not conflict with the "all settlements extended" mod; I set the build area to prevent that exact circumstance.
HAVE FUN: there aren't too many places on the map that offer clear water and an estuary type location, so live it up; I certainly have been, as you can see in the images.
