The Boylston Clubhouse

The Boylston Clubhouse is my first "Home" mod, which has now been upgraded with full workshop utility- supply lines, settlers, the whole works.
I've had to make some changes to make it actually usable, those of which will be described below in the "Changes" section. If updating from the first version, to version 2, please be sure to follow the instructions for "Installation and Updating" below.

Where to Start?
________________________
To acquire this piece of prime Boston real-estate, start by checking in that weirdly out of place military tank outside of Swan's Pond. Take your hints from there. 

(Note you don't actually have to kill the big green bastard, it just makes it a hell of a lot easier to get what you need. This being said, if he's already dead, it doesn't impede what you gotta do.)

Features

The Boylston Clubhouse features full workshop interface, now allowing you to place anything you could at any other workshop in the game. With the newest update you'll be able to send settlers to the location, as well as your companions if you just want a nice spot to hang out. There is a fusebox that offers 100 power, it is high up on one of the interior pillars to be tucked away, shouldn't be hard to find. The newest update added a mat behind the bar that you can assign a settler to for use as an actual bar, works at least 90 percent of the time (sometimes settlers don't stand on the mat properly, I've found fast travelling fixes this).
All of the furniture left can be scrapped, and the storage closet can be used for well, storage, or a bathroom (If you're a player like me who wont build a home without one, it's a necessity). The building itself also has a walkout directly onto the beautiful "Swan's Pond" attraction, which greatly... uh... let's say changes the property value.

This mod treats The Boylston Club more like a place that hasn't been opened since the great war, as opposed to a place where a bunch of rich men committed mass suicide. Because of this I've lowered the spooky skeleton level by 100 percent, and also removed the garbage and general crap strewn about the edges of the rooms. I have also removed any furniture that wont scrap properly, as it will only get in the way of trying to customize your newly acquired real-estate.

Known Issues

The only things I know of are that the carpets do not always scrap properly (I choose to leave them, preserving the look of the place). Everything else has been resolved with new uploads, including the issues of facing the wrong way upon entering, and appearing behind the door when you leave. If you still have these issues, make sure you're updated.

Installation and Updating

If this is your first time installing the mod, you're good to simply download the newest version. If you're updating from the first version, before you can just drag and drop the .esp into your data folder, you need to make sure you take the proper steps. Because the functionality of the cell has been edited, it is important to do these things as it could break the mod otherwise. If you do not follow the steps, it is at your own risk (Don't say I didn't warn you)

1. I recommend you scrap everything you've built for parts, unless you don't mind losing them.
2. empty all safes and personal containers to ensure you do not lose any belongings.
3. Completely leave the area, I always recommend going to DC to be safe but as long as you're in an interior or very far away from the location, you should be 100% okay.
4. Make a "clean save". This means you must save, uninstall the mod, save again, and then you're ready to reinstall.
5. drag and drop the contents of the mod folder into your data folder, let the files overwrite, and you're good to go. You can also use NMM, but I never do so if you want to know how I'm sure youtube has your back.

Note that in the instance of the Boylston Clubhouse specifically (the above instructions are copied and pasted for all of my home mods so they don't include this) you will need to go get the keys again to get inside, everything is in the same place though so nothing to worry about there.
