Type the steam console command below to download Elden Ring version 1.10.1 game files. (Steam console command history shows download progress.)download_depot 1245620 1245621 4586391483365949586
In the Steam console command history, it will list the location/file path for the depot download.
For example, "D:\Steam\steamapps\content\app_1245620\depot_1245621"
Copy all files and paste them in your Elden Ring root game folder. Now you can play with 1.10.1 mods!
Additionally, if you want to completely stop Elden Ring from being able to update...
Locate the "appmanifest_1245620.acf" file in "D:\Steam\steamapps" > right click on file > properties > check read-only > apply
(The file will be on the same drive that you have Elden Ring installed.)

copy paste to the game folder and then you should be golden.
Idk if it actually matters though, it might not since it's just the exe file. The only reason I even bring it up as a possibility is I accidentally updated the game yesterday and found out the seamless co-op 1.5.1 wouldn't work with Elden Ring 1.12. So I went down the rabbit hole, got it reverted back to the 1.10.1 game and downloaded the matching exe files from January 11th. Did all that and the game worked but I couldn't join my friends world at all. They could join me but I couldn't join them so idk what the actual issue is.
I'm starting from scratch today though. I uninstalled and deleted everything except my game saves. I'm gonna try the matching exe from January 11th and see if it works. If it doesn't I'll replace it with the July 23rd exe and try again. IF THAT DOESN'T work idk what to do bc I've tried redoing the co-op mod multiple times fresh.
