Hello everyone! This is my first mod, and I hope you enjoy it.
I looked through the nexus for a general merchant (who could also be a fence) either near or in Lakeview Manor so that I wouldn't have to travel far to be able to sell all my stuff, but I couldn't find one that suited me, so I decided to make my own!
Antonius is a general merchant, who as previously stated, is also a fence, and he is in Pinewatch's exterior. You can find him sandboxing around the area. He is essential, levels with the player (in the event wolves or mudcrabs come after him, he'll be able to defend himself), and has 30,750 gold (main file) or 20,000 gold (optional file), depending on which version you choose.
I chose 30,750g because I wanted to be able to sell as much things to him as possible without having to hop around to other merchants, but I didn't pick a higher amount because I read the most amount of gold a merchant can have without glitching or bugging out is ~32,000g. As a side note, you cannot invest with him.
Furthermore, if you experienced any glitching because you bought items from Antonius before selling something to him, or would simply rather not risk it, consider using the optional version of the mod, in which he only has 20,000 gold.
This mod does NOT require Hearthfire, but if you don't have the Lakeview Manor, I'm not sure what convenience you'll have by having a merchant all the way out in Pinewatch.
This mod was created using the Creation Kit and only vanilla assets, so it shouldn't conflict with anything.

While Antonius is a fence, I couldn't find the correct voice type to make him say the "fence" lines. He will still be able to buy your stolen items, though. When you talk to him initially or walk up to him, he will speak; when you click "What will you give me for these?" he will stay silent for some time, and then proceed to the merchant inventory screen. If you have subtitles on, you'll be able to see what he was SUPPOSED to say, but instead remained quiet. If you happen to know what voice type I should use to allow him to say the fence dialogue, let me know, because I couldn't find it in my search. He currently has the "MaleYoungEager" voice type. The workaround at the moment is installing Fuz Ro D-oh. (Thanks ltherin, for suggesting this!)
Note: SELECT ONLY 1 VERSION OF THE MOD: either the main file OR the optional file.
1) Use Nexus Mod Manager (NMM)
2) Use Mod Organizer (MO)
3) For manual installation, drag and drop/extract the contents of the .7z file into your Skyrim/Data folder. Allow any overwrites as necessary.

3) For manual uninstallation, remove the .esp file from your Skyrim/Data folder, and delete the 3ISLLakeviewMerchant.esp. folder in Skyrim/Data/Textures/Actors/Character/FaceGenData/FaceTint/ and in Skyrim/Data/Textures/Actors/Character/FaceGenData/FaceGeom/.
Upgrading from 0.9 to 1.0:
If you have the previous version of the mod, you can overwrite it safely.
Switching from Main File to Optional File (or viceversa):
To do this, simply download the version you want to switch to and follow the installation instructions above. Make sure the .esp file was overwritten, otherwise you won't see the changes. If you use MO, you can delete the previous version you had and install the version you want. The .esp files have the same names so that the game won't freak out about a missing .esp file.
If you'd like to use this mod for a mod you have, you must PM me. Do not upload this to any other site besides the Nexus (that includes the Steam Workshop), and you certainly cannot use this for a paid mod, under any circumstances.
