Arborwatch is the Chorrol player house for sale. It is available from the Countess for 20,000 $eptims. It isn't a bad house as player houses go, and about 20,000 more in upgrades makes it acceptable though a bit over cluttered.

I added ceilings appropriately textured of aged beams to go with the rock walls. I added Phoenix fireplaces, there were no fireplaces. I added a kitchen with fireplace. I added a large basement where there was none.

The basement has lots of storage, shelves, display cases, and mannequin pads.

The house features a master suite with a fireplace and Xiamara sofas for seating along with a double bed in an alcove. There are two additional nicely appointed bedrooms each with 2 single beds. You can have servants or companions, or both.

The main floor features a seating area with fireplace, formal dining, and a kitchen. It is a grand manor.

If you already own the house, remove your personal things before installing this mod.

To Install:

Drag the “Arborwatch” esp to the Oblivion Data folder and drop.

Find the Oblivion Meshes folder. Open my meshes folder and drag the XiaSofaChairSet1, and jrm folder to that folder and drop.

Find the Oblivion Textures folder. Open my textures folder and drag the XiaSofaChairSet1 folder, and the jrm folder to that folder and drop.

If you have any of my previous mods you will be asked to overwrite…it should be safe to say, yes to all.

To uninstall any of my mods, simply remove the esp from the data folder.
