The Bruma Players House is sold by the Countess Corvain for 10,000 $eptims.

The climate is frigid and inhospitable, so I have made this house super rugged and super comfy. Even the lighting has been tweaked to enhance a feeling of warmth and intimacy.

The upstairs is still "open plan", though I removed one of the two walls that wasted so much space, and used it to construct a kitchen, dining area. The upstairs is companion friendly with room for 4 in the dorm.

You get new china, a pattern called “Lovebird”. It comes with retextured silverware…actually goldware with handles retextured to match the china.

Thanks to Phoenix there are fireplaces in every room...and now soft seat couches and easy chairs, and you can sit on them. There are also big, colorful throw pillows to add a touch of home.

Downstairs features a big comfy den with lots of shelf, table, and storage space. There are display cases as well, but these things are integrated so they don't dominate and look like clutter. The den features a twin loveseat conversation pit flanking the fireplace. The wine racks are full...so relax.

The master bedroom, with fireplace and couch round out the house nicely.

There are a lot of quests originating in Bruma, or culminating there, so you will be spending time in Bruma...may as well be comfortable.

Thanks to Bethsoft, the makers of Nifstope, and Tes4 Utility, which I used to package this mod. It worked to perfection. Thanks to Crazy Bump for the utility I use to produce Normal Maps. Some of the material from which I produced textures came from decoratetoday.com, and of course, there is a Korana texture in there. The basement floor uses a texture recently uploaded as a modders resource by Phisjaabs.

Just today, Xiamara uploaded some gorgeous new couches and chairs, too late for my own mod, but I have no doubt I will be using them. We are starting to come along and I like it that the community is beginning to make these things available to modders. It is so encouraging...so a big thanks to all of you.

Now the problem will become finding a house model with enough floor space to accommodate couches. That is why I rebuild from the ground up and emulate the floor space from the appearance of the outside of the building. Bethsofts designers sure knew how to waste floor space. Some of those two story houses don't have as much useable floor space as a shack.

Instructions for Installing:

Open the Oblivion folder and drag "Bruma House For Sale" esp to the Data folder and drop.

Double click to open the Data folder and open my meshes folder, drag the enclosed jrm folder to the Oblivion Meshes folder and drop.

Open my textures folder and drag the jrm file to the Oblivion Textures folder and drop.

Double click the Oblivion Textures folder, find Menus, double click menus, and find the icons folder. Drill down in my folder until you find the jr folder and drag it to the Oblivion Icons folder and drop.

If you have other mods of mine you may be asked to overwrite...it should be safe...say yes to all.
