The Imperial Boathouse came to my mind after living my character in exile for so long now. Although look through other mods’ for boathouses, I found them either in middle of nowhere or where based off the small ship. The Imperial Boathouse is a large and elegant ship. It is free and has no quest, why, well I haven’t gotten that far in CS to make one, if want one teach me how and it will happen. The ship is rather large and is in Imperial City Waterfront District or 4, 12 for those CS people. If there are any other ships in this spot it will not work.

Fixes:

-The Main Cabin door to the front of ship. It now works properly.

The ship itself features:
Exterior:
-Front Deck with small alchemy garden.
-Front Sitting, to watch sunrise and set.
-Rear has crates that re-spawn, so do not store things in them.
-Rear has some clams and a crab there. I added those as I feel every ship has to have to critters from the sea on it.
-Entrance is fairly simple. The dock has been extended 4 lengths so that there was room for the ships design. There is a small set of stairs there to get into the ship.


Interior:
-Main cabin offers a nice table which is companion safe. There is my custom table setting on there.
-There are Display cases inside the main cabin for all of your unique items that want to show off.
- There is a China Cabinet that covers the Mast in the center. I did this because there was no way to edit that with my skills in CS. On the back side of the china cabinet is a Beer Cupboard and Wine Cupboard. These are stocked with the drinks that I feel are useful to the game.
-The Master Suite is complete with a Alchemy table, a very furnished study. All the books were hand placed in CS, so it took me some time to get them way I wanted them.
-Master Suite offers a new look inside of the ship. A more elegant look it brings it forth to you. The bed is set to player owned, and is not companion safe in the Master Suite. This was done because my companions do not go where I go.
-The guest quarters is below deck, there are no windows down there, so lighting is a tad dark, but that was done to simulate a more realistic lighting.
- There is a Chest room there, All chest are safe to store things in, and are empty to start.
-Below deck has new counters, removed the lower class look and added a upper class imperial look to it.
-The Study is in the bottom of the ship. It is suited for more of a Evil style character. My characters enjoy having a imperial look, although I have to have a place for my Vampire to escape from. In here is a Cupboard labeled Vampire Necessity. If not a vampire don’t worry about it, although if you are, you will like it.

Bugs & Issues:
-The Master Suite has a Custom Planter that I do in all of my homes. Again do not remove it or you will have a floating plant there.
-The interior is backwards. I don’t know how this happened, and don’t know how to change it. I tried flipping it around but it stayed same.
