1. Information on the Mod
This is a small part of a much larger quest and adventure mod I worked on some time ago but never finished. I'm playing Oblivion again and started working on the quest mod again, but its going slowly as I am refamiliarizing myself with the landscape and the lore in the land of Cyrodil in the time of Oblivion.
I always liked Cropsford as an area for a house in the game. Its a nice quiet, out of the way place that has the benefit of being a great place regardless of what type of character one plays; be it hero, bandit, mage or rogue.  Playing a not so nice character (Going Rogue by Magickman12 - http://www.nexusmods.com/oblivion/mods/34671) or a bandit (Highwayman by David Brasher - http://www.nexusmods.com/oblivion/mods/35973) or a thief (Thieves Guild HQ - Unhealthy Competition by Punk Stevo - http://www.nexusmods.com/oblivion/mods/34465), Cropsford was a place one could relax  and not be bothered even with a bounty everywhere.
As I said this is a part of a much bigger mod and while there is no quest associated with gaining ownership of the place, there is at least a story to it.  It is found in the previous owner's diary that is on site and if you find the diary you will learn how the place came about and why its there free for you to take or you can just ignore it - whatever you prefer.  You might want to find the deed to the place just to stay out of trouble though, its in the same place as the diary.

Its a fairly good home, with a fenced yard and a safe place to keep a horse. I usually have a dog companion, so it also has a kennel. The lights can be turned off and on as can the fire places, but its pretty bare bones as far as decoration or storage.  Since there is little use for money in the game, at least this house requires you to spend some of it to furnish the place.  The reason the house is bare is also because I use any number of mods that allow me to decorate a house anyway I want and I like that freedom.  While bare, it has what I think is a nice surprise included, especially for those who like to collect and display trophies.

These are the mods I use, but there are others that can be used as well. However, if one prefers, it will be easy to decorate it with the CS.

The mod does require COBL for the ingrediant sorter, but pretty much everything else is basic Oblivion GOTY.

2. Installation/Uninstall
Extract (decompress) the Cropsford Hideaway.esp file and Meshes subdirectory into the Oblivion "DATA" subdirectory
Alternately, extract someplace else. Then move the .esp and meshes to the Oblivion "Data" subdirectory.
Check the box next to the "Cropsford HideAway" plugin in the startup screen "Data Files" option
Preferably, install it with OBMM or your preferred mod manager.

To uninstall:
Gather what you want to keep
Exit the house and farm yard
Save the game and then exit the game
Delete Cropsford HideAway.esp in the "Data" folder and under "Data/Meshes/Lights" folder delete /Activator/Lightswitch.nif
Preferably uninstall with OBMM or your preferred mod manager.

4. Conflicts, Known Issues, and Troubleshooting
The house is in the area of Cropsford and was tested on GOTY version with Cobl, OBSE, the Unofficial Patches and about 200 other mods bashed, patched and jammed into the game - both before and after the Cropsford quest was completed.  The worst thing that happened before completing the Cropsford quest was a rare event of a goblin or two wandering into the area. After the quest was completed, Barthel Gernand drops by every once in a while, but he just says "hi" as he passes through.  I tried to keep anything out of his way so he doesn't get jammed up at the house.
t is a pretty remote location in the game but there are a few mods that change the Cropsford area, so if you use mods that impact Cropsford area, then there will likely be a conflict. I only looked at two Cropsford mods and both placed items where this mod places the farm so there are conflicts.
Never discovered any problems or glitches on using the mod and don't expect any to occur as its pretty simple.  If something does come up, let me know.
