Description:
This mod adds a house in the Elven Gardens District of the Imperial City which you can purchase.

When you load a save game that has gotten past the Tutorial (exited the starting sewers) you will receive a new quest along with a note, follow this short
quest to acquire your new house.

This player house was made for personal use but I decided to upload it here for other people to enjoy.

Quest Rundown:
Upon loading a save game a new quest will appear, follow the quest marker to Jensine's "Good as New" Merchandise and buy the deed to the house from her (no new topic appears, you must buy the deed like anything else from her).

The deed costs 10,000 gold (the price may vary depending on player's Speechcraft, Mercantile, Personality ect.) and the house is fully furnished so the cost is a one-time payment.

Once you have bought the deed you will have also gotten the key to the house, go to the Elven Gardens District of the Imperial City where you will find your new house waiting for you (it's not going anywhere).

The house is located at the dead end, on the outer wall, opposite the gates that lead to the Imperial Palace.

When you enter the house the quest will complete, simple.

Key Features:
Plenty of safe storage for all your stuff.
5 large and 3 small display cases for showing of the things you love.
2 full size shelves located upstairs for the things that can't fit in the display cases.
Spellmaking & Enchanting stations located in the basement so you need not be a member of the Mages Guild to make spells and enchant your things.
Non-functional but Cool-looking training room located in the basement for all your (no-gain) sparing needs.
No map marker required, fast travel to the Elven Gardens District of the Imperial City and turn 180 degrees on the spot and you can enter your house without taking a step (cool huh).

Optional File:
This optional file stops Fralav from begging outside of Elvenwatch Manor.

Version History:
1.0: Initial release.
1.1: Optional file Fralav Begs Elsewhere uploaded.
2.0: Added flora to the exterior of the house. Removed boring, useless barrels and crates.
       Changed the shelves by the stairs (see image). An issue that was not present during inital release revealed the shelves to have no back (see-through).
       Changed the chest upstairs (see image) into an Ayleid Cask, to give the house a more adventurer feel to it. It is safe to update while the old chest is in use.
2.1: Fixes minor clipping issue with exterior garden wall.

ATTENTION!!!
As of Version 2.0 I have replaced an existing chest with a new one. It is perfectly safe to update even if you have items in the old chest, the will appear in the new one.
I have done some testing in regards to this but feel free to remove the items prior to updating if you'd like to play it safe (there could be factors I'm not aware of).

Installation:
Extract the contents of the .zip folder into you Oblivion Data File located here:
Local Disk (C:)/Program Files/Steam/Steam Apps/Common/Oblivion/Data (or wherever you installed it)

Active the .esp from the Oblivion launcher or a mod manager and enjoy.

Uninstallation:

Delete the Elvenwatch Manor.esp for you data folder (where you installed it to)
