Add a small mod called Doc Mitchell's House Owner.esp. All it does is make Doc Mitchell's owner of his house so you can't go in and steal everything without loosing karma. It's not because he saved your live that he should be fine with you stealing all his stuff. Especially in this hostile wasteland context.
TAKE NOTICE THAT ANY MOD THAT ADD CONTAINER IN DOC'S MITCHELL HOUSE WILL ALSO BE FLAGGED AS OWNED BY DOC'S MITCHELL.
