Where to ??
Well how about a well known to all location called Taffington Boat house ??
Though thats what is WAS called it now has a new name and that is Taffington Island.
Why is it an Island you ask??... Well because i made it into one.. :P
Ok so it isnt exactly an island but more of a settlement with a moat around it thus separating it from the main land mass and connecting it via 2 small bridges (among other things).
You could say its even a little town now with a marina and quite a few buildings .
It has a big boat house that has a maintenance bay for the boats, a large storage area,a room with your workbenches and above it we have quarters for the workers of the marina .
We have plenty of quarters to be honest since ive also made a big "hostel " ( a type of room and board or motel),a big player home,a farmhouse and even the 2 boats and 2 guard towers have their own beds as does the fisherman's shed .
We also have various stores like a bar ,diner,weapons dealer,gift shop or clothing store(you decide) ,Clinic,and a fresh fish butcher that also prepares grilled fish for you to take home.. :P
There are several Jobs to be assigned that also count towards happiness and total food like Fish feeding,fish butcher,and fish inspector as well as the farming.
There are also several guard positions that are assignable (you should see the black floor mats in various positions ( note two fish feeding spots are also on a black mat but you can tell what they are from their locations).
As far as resources go we also have a water mill type generator that gives you power and water but there are also several mini generators for local use like the boats and certain buildings.
The boats themselves are little gunboats with a turret and spot light each plus its own power.
Now we have the 2 " toys"...
One is a little skylift that takes you across the river by wire.... and the other is a "water gate" that is basically a long mesh wire wall that runs across the river but that has a partition that can be submerged to open passage for boats and this water gate is also a bridge but a very well defended one since we have those pesky mutants on the other side.
I also have a couple of wolves patrolling the area ( one in the farm and the other on the road ) so please dont shoot at them.
Ive also added a NPC spawner to quickly populate the location.
Thats it and "beware"...you aint alone... :p
Some Technical stuff
a) Yes the workbench will be in a weird position so use the console or a mod to move it to the workbenches room where i left a spot for it . ( use "move that workbench " or the "workbench marker " mods )
b) if you havent been there before and have to clear it...make sure you get the pest thats on the bridge at the far end or you wont clear properly .
If you want to clear BEFORE installing this mod...thats cool too but you will have a trunk floating as well but thats easily scrappable .

I didnt include street lights for obvious reasons and mainly that it overloads the location and causes bad fps drops so may i suggest a great mod for this location by a friend of mine... called "better workshop street oil lamps " found Here
