I wanted a clean slate for building, so I removed all the buildings and some of the hedges. The character has no perks, he's only just met Codsworth and done the "Follow Codsworth" routine. I've left the workshop where it was.
UPDATE! My bad, only just realised you need to have the mod Sanctuary - No Trash and Leaf Piles, which is in this section.
