The Playboy Mansion at Coastal Cottage - Transfer Settlements Blueprint

In honor of 2 years of Fallout 4 and the passing of Hugh “Hef” Hefner, I present The Playboy Mansion at Coastal Cottage.

The infamous mansion and home of the Hef has been long vacant since his passing in 2216. Famous since it’s construction in the 2170’s for its wild and naughty parties, the mansion features all of the amenities a wasteland playboy could ever want. Designed by Ozzyzzo and available for absolutely free on the Nexus, its value cannot be determined in caps today.

The mansion has 22 rooms including a wine cellar, trophy room, game room, three main buildings, tennis and basketball courts, a waterfall and swimming pool area (including a patio and barbecue area, a fully landscaped Grotto, and shower/changing room), and a Sexy Dungeon with a secret entrance- after all, you can’t have elite commonwealth sex parties without a sexy dungeon. The Presidential Suite sits atop the third story of the main building with the Executive Suite just below it on the second floor. There are also two penthouses and four suites in the Resident House, and eight bedrooms in the Bunny House, for a total of 16 double beds that sleeps 32 settlers, companions and guests.

The Game House is a separate building on the east side. Arcade games, pinball machines, pool tables, workout equipment, couches and the best view in the Commonwealth are yours in this glass walled lodge. The Game House has a backyard with lounge chairs and pool, and a main house on either side while overlooking the beach at sunrise. (Note: I did not include the arcade and other games from Nuka World DLC or the weight bench, exercise cycle and slot machine from Vault-tech Workshop DLC to limit the requirements for importing the blueprint.)

From the fountain at the main entrance you can enter the Main House and the Bunny House, and the main staircase will take you to the upper levels. There is a back staircase to the kitchen/cellar and another set of stairs just to the right of the back entrance that leads to the patio and barbecue area near the Grotto. To the north there is a staircase to the guard tower and backyard, and a small stairway that will take you to the club level of the Resident House. There are three elevators to take you to the other levels of the buildings; the first is in the Main House and it will take you to the kitchen/cellar, the ground floor, the Executive Suite and the Presidential Suite. The second elevator which is located in the Bunny House will take you to the kitchen/cellar, ground floor where you will find the first four bedrooms, the second floor where you will find four more bedrooms plus a lounge area, and finally the attic. The third elevator, which is in the Resident House, will take you to the Sexy Dungeon, the club level (ground floor), the second floor where you will find four suites, and the third floor consisting of two penthouses. 

The mansion is fully furnished, including beds, bathrooms, cooking and crafting. Decorate to your taste!

READ EVERYTHING FIRST

Preparing for Installation:
Check your PC specs before beginning and make sure you are comfortable modding and using the console. This settlement build is approximately insanely larger than the vanilla build limit. Transfer Settlements has made optimizations that improve import times and stability. Your import time may vary. Please be patient.

Step 1: make yourself a drink and put on some music - this process can take up to two hours or more depending on mod requirements and downloads.

Step 2: make a few new save files in a row - Save>New Save just in case.

Step 3: ensure that you have installed a settlement border expanding mod such as “All Settlements Extended by neeher”

Step 4: using a scrapping mod and/or console commands clear the area of all trees, rocks, plants and most objects. See the included images for precise scrapping instructions. If you are not comfortable using console commands to disable or delete items, you may wish to take a crash-course on Youtube first. Optionally, if you are planning to use the “Nuke this Settlement” feature of Transfer Settlements, I do not recommend nuking original items not placed by you so that you don’t accidentally delete a few items that should remain.

Step 5: ensure that you have Transfer Settlements by CDante 1.47 or later enabled and are familiar with the import/export options and all instructions.

Step 6: read over the Notes and detailed Required and Optional Mods list below.


Installing:
Refresh that drink, here comes the fun!

Step 1: download the file The Playboy Mansion at Coastal Cottage. I suggest a manual download so you can choose the “slot” in which to place your file. Downloading using the Nexus Mod Manager will automatically place this settlement blueprint in slot 33. (Warning, if slot 33 is already used this will overwrite your file!) The slots will be numbered folders in your Data/F4SE/Plugins/TransferSettlements/Blueprints folder. If slot 33 is already taken, you can create a new folder numbered in sequence (1-50) and place the Blueprint .json file in there. Refer to Transfer Settlements for complete instructions and support.

Step 2: launch your game and open your Pip-boy and then navigate to the Misc tab and scroll down to Transfer Settlements Settings holotape. If you see The Playboy Mansion at Costal Cottage Blueprint then you are ready to import.

Step 3: make sure you have the proper options selected, including having activated “Import or Nuke Marker Based Items” as this is required to import the waterfalls for the Grotto and the pool water tiles- very important or you may waste a lot of time!

Step 4: import The Playboy Mansion at Coastal Cottage. Be patient! It may take 15 minutes or more to import the settlement. Always be patient when using Transfer Settlements. This blueprint took over 45 minutes to export.

Step 5: move your workbench using “Workshop Workbench Marker by Akarnan,” or similar mod, to the suggested location or your preferred location.

Step 6: refer to the images here and the instructions below to ensure that everything imported correctly and that you are ready to party!


Checking Your Installation:
*I have a hit or miss experience when importing and exporting the water tiles from Build Your Own Pool (B.Y.O.P) 4.0 by Akarnan, so I have included a wood floor piece that you can use as a guide to snap water tiles to if you have any problems. The waterfall tiles always work for me, but if they don’t work for you then you have my condolences as they are absolutely required for the Grotto experience.

Step 1: travel far away and save your game, quit and reload Fallout 4 before traveling back to the mansion to ensure all meshes and nav meshes are updated correctly.
 
Step 2: look over all water tiles and waterfall markers to see if they imported correctly. There is the fountain in front of the main entrance with 8 waterfall tiles, the grotto consisting of 20 waterfall tiles, 1 large splash, 17 small water marker tiles and 1 small wood floor guide, and the pool which has 8 large water marker tiles and 1 wood floor guide, 1 waterfall tile, 9 small water marker tiles and a small wood floor guide. Replace the wood floor guide pieces with the appropriate water markers from Build Your Own Pool.

Step 3: check the power connections in the Main House, Game House, and Resident House, and check the elevators. The Grotto light and landscape lights are powered by the small windmill perched atop the grotto to a switch arrangement on the side of the staircase at the defensive wall. I used the Utopia Generator by Mandalorian_jedi1 to power the radiation shower arch at the entrance to the guard tower. (Use Place Everywhere by TheLich to make impossible power connections by first wiring the device to the generator in an accepted location and then moving the generator or device to the impossible location.)

Step 4: lower the vanilla fire barrel to the ground by opening the console and clicking on it, then using the console command “modpos z -20”

Step 5: find the secret entrance to the Sexy Dungeon by walking straight through the wall underneath the small stairway next to the elevator tower in the Resident House.

Step 6: put on your bunny suit and throw a party in honor of Hef! Post pictures of your mansion to inspire other players!

NOTES:
*I have noticed that using W.E.T. changes the splash effect of the splash tiles in B.Y.O.P. The W.E.T. splash is reduced and looks a lot better, so I added it to the Highly Recommended mods list.

*UPDATE: Fallout 4 Script Extender has been updated to version 0.6.6 and Transfer Settlements is now 1.47. 

*If you are using the Bethesda.net version of Better Stores then the items will not transfer because the .esp has a different name.

Lore friendly background:
Why would the mansion remain empty for so many years after the death of Hef? Quite simply, the location. Many people have heard of the disappearances at the neighboring Parsons State Insane Asylum, and many believed the Institute was using the allure of the mansion to entrap and abduct any who would travel there. Some say there was disagreement among Hef’s followers as to who should become the new head of the house, and a bloody dispute claimed the lives of all who lived there. As a result, people say it is now haunted and all who try to claim the mansion are driven to insanity by the tormented ghosts of the dead. Caravans stopped traveling the north-east highway and it became known as “Gunners Highway NE.” All memory of the glamorous parties and grand banquets have faded into legend. The wild of the wasteland has come creeping in. The mansion quietly waits for the party to return...
