My Kingsport Lighthouse Blueprint with only a few mods needed.Below items are mandatory but i highly recommend also downloading "Fallout 4 Seasons-Grass-Trees-Plants-Snow" by GameDuchess.It adds a lot of plants,leaves,trees,grass and color to the commonwealth and hasn't affected my fps that i've noticed. I'm using the Spring version in the screenshots.                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                     I use the "Scrap Everything"  by shadowslasher410 , "Spring Cleaning by nverjos" and "Spring Cleaning Compatibility Patch" mods to completely clear out the settlement beforehand. Make sure Spring Cleaning Compatibility patch is last in your load order of all the scrap mods. With these scrap mods just type "scrapall" (without quotations) in console and that will take care of everything that needs to be cleared.
