Almost no mods necessary!

As I usually do, I tried to avoid using mods.  Somehow some Homemaker sneaked in and I decided to go with it. ;)

Graygarden is a bit of a tactical nightmare to start out so I tried to turn it on its head.  It now has good use of the high ground, a much better use of space and plenty of safe resources.

Like my other build(s) it's basically an operational skeleton: infrastructure, structure & utilities.  So there's:

Some well-placed Heavy Laser turrets, plenty of guardposts and a handful of spotlights.
32 beds, lots of room for more!  
50 water
200 base power
Clinic, Restaurant and Store already in place.
Doghouse +  fast travel target, bell, trough etc.

Requirements:
Wasteland Worskhop
Vault Workshop 
Automatron
Transfer Settlements (and its own dependency F4SE)
Homemaker - Settlements Expanded

Recommended:
Spring Cleaning

Notes:
I've built some beds and the clinic, store and restaurant but apart from that and the defenses it's all yours to decorate as you wish.  Or you could just finish the wiring (should be self-explanatory; see screenshots for tips), assign settlers and leave it as is.
