Greetings,
This is my first attempt at creating a player settlement. Once I work out the kinks, this will hopefully one of many new settlement locations.
Location: Just north of Sanctuary across the stream. The build area extends into the water quite a ways. Should be able to connect to the small bridge on the other side of the stream. The green build border is based on the airport border, so it doesn't 100% match, but it's close enough as a general guide.

Just to show the possibilities of what you can build here, I've made a video of my own settlement build after I scrapped all the trees, etc.
Changelog:

1.0 - edits by greekrage. Fixes bug with reassigning settlers from other settlements to New Hope.
Should be compatible with Sanctuary Hot Springs Settlement and Home by Synpathy, it's on the other side of the stream and there is no overlap in the build area.
After installing settlement and activating the workbench, make sure happiness starts at 50%. If not, load an older save OR disable the plugin and open the save before you installed the plugin. Try moving to a new location and sleeping, etc to pass the time and make a new save. Then try re-enabling the plugin. Not sure how this bug occurs, but a different save file is often all that is needed to fix it.
