The settlement has lots of rooms for you to decorate to your taste. Very safe and with small ammo production.

Must read:
To make the place buildable I had to remove a lot of rubbish and rocks. Luckily Scrap Everything removed it all for me. If you are not sure if something needs removal place the building and then see what is still needing to be removed.
Even with this program not everything could be removed and it was a complicated build. Hope you find is usable and fun to use.

There is one problem in the building that you should be able to get past easily and that is the pool area. In my save the pool would not load so you would have to place the floor and water or if you don't want it just fill it up.
Because the blueprint mod doe not yet transfer electrical wires the door needs to be connected to the generator first and the the 2 walls placed back in exact order. (see images)
