So, this one has been tricky, but I managed to expand the zone in a way, that isn't ridiculous and working also !

I have focussed on the small corridor, leading into the settlement area and made it wide enough, to expand the border to make the zone almost rectangular.

The other main change is the expansion towards the rocky side e.g. the highway, so you won't have to put ridiculous amounts of concrete shack foundations to place your turrets and secure this side/border.

The only thing that you should keep in mind: When maxing out the limits towards the Highway, you will slightly go under it, so that there might be a way for attackers to enter from abovre - to prevent this, simply build a corner, that let's enough space.

I have not tested if settlers are using the additional zones to the fullest, but since that's the case for all the other expansions I did, it should be fine.

Update: The main area hasn't changed, but I decided to relocate one of the lots to include that little Pond to the north, so you can now build large Purifiers there - have a look at the additional pictures !

Don't be worried about the radiation message, cause after you scrapped the trees and the two barrels, you can use that Pond exactly like that one at the Starlight Drive-In !

Question: Couldn't you just make another outpost, like the one at Oberland Station or the Coastal Cottage, since there is a river not far away ?
Answer: No, simply because the fence isn't there just for fun - the river is outside the vanilla map and not accessible !

Attention: It seems like that Bugthesda has made some undocumented changes to some of the settlements with update 1.6.x, so that the changes, I am providing with this mod, might not be active or resulting in smaller zones.

The changes are, that they turned the settlement into a cell of it's own AND relocated the center, being able to cope better with the events surrounding this settlement - the downside is, that it will take a lot of time to fix this and that I actually don't have enough time.

Thanks to bill8872 , I can provide you with a solution for the "shrunken build area"-issue.
Like he was stating in the bugs section: open the console and type in "resetquest patch_1_6" , without the quotes, and you should be able to use the whole area again - I have tested it with Jamaica Plains and my expansion was back in full effect !

In case that this won't work, cause the console is showing that the "reset" command is not recognized by the game, instead just use "quest patch_1_6", or "patch_1_6" without the quotes.
