I just don’t agree with Bethesda when it comes to the design of the two vanilla player homes. Both are just an ugly mess no matter what theme you use and cramped with stuff that serves no purpose while lacking stuff you do need (like sufficient storage). Who the hell want’s to live like this? I sure don’t! So I sat down, cleaned everything out and refurnished and decorated both player homes from scratch while trying to keep them lore-friendly. But for all the heartless harbingers of death who want to blow up Megaton and live in the Tenpenny Tower, here is the Tenpenny Suite Version.
The mod gets rid of all the themes and instead implements a modular upgrade system like the one in TES4 Oblivion. So when you first get the suite it only has some basic furniture and storage but it can be upgraded with several packages until you have a well organized and cozy home.
The suite as you get it from Mr.Burke will already be equipped as follows:
- kitchen area with fridge, counter and oven
- well rested bed
- 2 metal shelves
- a safe in the wall
- a clock
- wooden sideboard
- a complete bathroom with sink, bathtub, toilet, vault endtable, hospital screen
- a respawning trash bin (using the global respawn timer)
- the bobblehead stand
On the Balcony you will find a bench, a chair and a table from where you can admire the view after a hard day of beeing evil.

Yes, you now also have to buy Godfrey. So if you don’t like him, well, just don’t buy him ;-)
There is very little clutter included in these packages. So if you want plates, pans, pots, glasses, cups, mugs, hot plates, paper weights, pencils, clipboards and whatever to further decorate your house, go out and scavenge the wasteland ;-) I greatly recommend the DCInteriors mod with its many collectible items as it will provide you with tons of stuff to decorate your house.
Please report any issues or bugs you may have with this mod so I can fix them.
Compatibility:
This only works if you didn’t start the “Power of the Atom” Quest yet!
It changes the following cells and scripts:
- Tenpenny Player Suite interior
- Tenpenny Exterior 01
- HD02 Quest Script
- HD00 Tenpenny Merchant Container
All containers (even the oven) used inside the suite are unique to this mod. So there is no conflict with container changing mods (like respawn mods for example).
Installation:
Unpack the File and drop it in your Fallout3/Data folder. Check it under "Data Files" in the Fallout3 launcher or FOMM.

I actually haven’t used this mod myself so far. So this isn’t tested out as well as the Megaton House. But I made a test-run and everything worked as it should. The only thing I can’t guarantee for are bugs that only reveal themselves after some time of using the mod.
I made this just after the Megaton House and planned to do some scripting to enable the player to get this home even if he/she chooses to disarm the bomb (via buying it). I envisioned it as sort of a secondary base for the player like my Rivet City Apartment. But since I utterly suck at scripting I didn’t get around to it. But I’m still planning on doing it once I get better at scripting.
Still, I made this mainly for myself and just share it here because I feel that it might be interesting for other players too. But this means I will not alter it unless I see the need for it. I’m open for any suggestions though as you might have some good ideas to improve it. But I will not implement or change something I don’t deem necessary.
